Dimensions off in wall editing tool when adding chair rail

Hi guys!

Could you please check out how the dimensions are coming out in the wall editing tool? I’ve added a chair rail and then a shape below it for paint, but the dimensions don’t add up correctly. Therefore I feel like I can’t get my products in the proper place. Please see screenshot. Thanks!
